Press Release Body = Dallas, TX (Realtor) April 2, 2007 - There are days when Olivia hates working with real estate agents, but it is part of her job so she had to learn how to deal with bad agents doing ugly things. But what about homebuyers or sellers stuck with a bad agent, what should they do? Some characteristics of a bad agent are someone who does not listen, does not answer their phone, does not communicate, fails to explain details, is very pushy, does not have the customers interest at heart, etc. A real estate agent brought his buyers to see a listing, but did not check that his Realtor key was expired. So he called the listing agent and she drove over and opened the home. It's not proper for the selling agent to accompany the buyers though the house so she just stayed out of the way, but kept her ears opened. All through the house the buyers were saying how they loved this or that and were very enthusiastic. Every time the buyers made a positive comment the buyers agent would come back with a negative. The buyers would ask questions but he would not answer them. When they stated they wanted to make an offer their agent tried to talk them out of it. Finally, they pushed him out of the way and went directly to the listing agent and had all their questions answered. After a customer signs a contract for a buyer or listing agent, they have a few options if they find their agent is bad. First, try to talk to your agent and communicate the issues you are having with them. If the agent corrects the issues, then you are in good shape. But if they keep doing the same thing, do not hesitate to call the agents broker to discuss the problem. The broker should be very concerned about keeping your business and has the authority to make the necessary changes. Which may include switching to another agent in the same office. If the broker does not correct the issue, you can call the states board of Realtors to complain. In the worst case you will have to wait until the contract expires, so be careful on the length of time you sign agreements for. When selling your home ask a potential agent how much you should sell your house for. When they give you this price, ask them to prove it. The agent should provide a comparable market analysis (CMA) showing what homes sold for in your area. Beware of agents who give you a price that seems to good to be true, it probably isn't. Some agents use the tactic of offering to list your home at a very high price just to get your listing. Then after a couple of months of no sale and few showings, talk you into lowering the price to where it should have been. By then your home is old news and will not get the new sparks that come when first on the market. A good agent will go above and beyond what it takes to see their customer have a good transaction. The one quality you will notice that is the most important is your agent listens to what you say. The final result after the transaction will be you are very happy and don't hesitate recommending your agent to all your family and friends.
